From Façade Inspection to Rectification: Turning Findings into Action
A Periodic Façade Inspection (PFI) is more than identifying issues on a building façade. It is a structured process that combines visual inspection, close-range assessment, clear documentation and follow-up actions to support effective façade maintenance.
Façade Inspection
For a recent PFI project, ARIAS supported the inspection of an existing building where multiple façade areas, including difficult-to-access locations, required systematic assessment.
100% Visual Façade Inspection Using Drone Technology
The inspection began with a 100% visual façade inspection using drone technology. High-resolution images were captured across the building elevations, providing a comprehensive visual record of the façade. The drone allowed the inspection team to systematically review different areas and capture detailed imagery of locations requiring further attention.
From Findings to Rectification
Following the drone inspection, a close-range façade inspection was carried out using rope access. The inspection locations were selected based on observations from the initial drone inspection, allowing areas of concern to be examined more closely and documented in greater detail.
The information gathered from both stages provided a clearer understanding of the façade condition. Findings were documented and assessed, with recommended actions established according to the condition of the different façade elements. These recommendations included appropriate repair, replacement, treatment, recoating or continued monitoring where required.
From Findings to Rectification
Importantly, the process does not simply end when the inspection is completed.
The findings provide a basis for the next stage — rectification planning and follow-up. Items requiring more urgent attention can be prioritised, while other repair and maintenance works can be properly planned and coordinated. This creates a clearer path from identifying an issue during inspection to determining the appropriate corrective action.
Supporting Better Façade Maintenance Planning
For property and facility managers, this highlights the importance of viewing façade inspection as part of a continuous maintenance process. Drone inspection can provide comprehensive visual coverage, while rope-access inspection enables selected areas to be examined at close range. Clear documentation then helps the relevant parties understand the findings, establish priorities and plan the next steps.
At ARIAS, we believe an effective inspection process should go beyond identifying areas of concern. By combining inspection technology, close-range assessment and structured follow-up, we aim to support a clearer journey from inspection findings to corrective action.
Inspect. Document. Prioritise. Follow through.
